It covers everything from the panel to the outlet. A typical Indianapolis office build-out includes demo of the old tenant's wiring, new subpanels and feeders, branch circuits, lighting and controls to energy code, floor boxes and furniture feeds, data cabling and device drops, and life safety items like exit signs and egress lighting. We scope it as one package so nothing falls between trades.
Yes, and in occupied buildings that is usually the plan. We schedule circuit work, panel changeovers and anything that drops power for evenings, weekends or a planned shutdown window, and we coordinate with the building engineer on freight elevator access and after-hours entry. Work areas get cleaned and made safe before your staff arrives the next morning.
Yes. We pull the electrical permit, build to the stamped drawings and energy code, and meet the inspector on site so questions get answered instead of turning into a correction notice. If the plan set has gaps, we flag them in an RFI early rather than at rough-in. Licensed and insured, with documentation the landlord and the GC can both file.
Square footage matters less than what is above the ceiling. Cost moves with the number of circuits and devices, whether the existing panel has capacity or needs a new feeder, the lighting and controls package the energy code requires, how much data cabling and AV is in the scope, and whether the work has to happen after hours. We price off the drawings and a site walk.
They are usually the longest item in the electrical scope, so we identify them at buyout. Once the drawings are released we price and order gear, fixtures and anything else with a lead time first, then build the rough-in sequence around the delivery dates. If a piece will not land in time, we tell you early and look at temporary power, phased energization or an alternate the engineer will accept.
