It is a code rule about continuous load. An EV charger runs long enough to count as a continuous load, so the circuit has to be sized above the charger draw, and the charger can pull no more than 80 percent of the breaker rating. A 40 amp charger needs a 50 amp circuit. It matters on multifamily projects because it decides how many stations your existing service can carry.
That depends on your service size and how much of it the building already uses. We pull a load calculation on the existing service, look at the panel and metering setup, and tell you how many stations fit today. Load management can stretch that by sharing power across stations. If you want more than the service allows, we scope the upgrade and the utility coordination that goes with it.
Yes. Networked chargers track usage by driver and can bill per session, per kilowatt hour or per hour of connection, with the property setting the rate. Some communities charge residents directly, some fold it into a parking fee, and some offer it free as an amenity. We set the hardware and metering up to match whichever model you pick, and we can change it later.
Distance and power, mostly. The run from the electrical room to the parking stalls decides how much trenching, conduit and wire the job takes, and whether you cut concrete or asphalt. After that it is the charger type, the number of stations, and whether the service can carry them or needs an upgrade. We walk the property and quote against your actual parking layout.
Less than most property managers expect, because we phase it. We work a single section of the lot at a time so drive lanes and the rest of the parking stay open, trench and restore in stages, and give your management team notices and dates to post in advance. The only power interruption is a short tie in window, and we schedule that with you.
