The big cost drivers are the condition of the existing panel and feeders, how much demo the previous tenant left behind, the fixture and device count, whether the space needs added capacity or 3 phase power, and how much of the work has to happen outside business hours. We price after a walkthrough, not from a floor plan alone.
Most of the electrical work happens in 2 stages that fit inside the general contractor's schedule. Rough in typically runs while framing is open, then trim happens after paint and ceiling. The variables that stretch a job are gear lead times on panels and switchgear, permit and inspection timing, and any capacity upgrade that involves the utility. We flag those at quote time so they are in your schedule, not a surprise.
Yes, we handle the electrical permit and the inspections that go with it. Requirements vary by jurisdiction across the Indianapolis metro, so the first thing we confirm is which authority has jurisdiction over your address and what they want to see on the drawings. We coordinate the inspection with your general contractor's schedule and stay on site for the walkthrough so nothing sits waiting on a correction.
Yes, and most of our build outs happen exactly that way. We plan the outages, keep the shared systems and neighboring suites energized, run temporary power where the work demands it, and schedule the noisy or disruptive phases for nights and weekends. Corridors, life safety and egress lighting stay covered the whole time. Property managers get the outage plan in writing before we start.
No, but the more you have, the tighter the number. We can walk the space with a floor plan and a device and fixture count and put a written scope in your hands. Stamped drawings, a lighting schedule and the landlord's build out requirements let us price to the line instead of carrying allowances. Without them we quote the known scope and list what could still move.
